Mortgage Advice That Puts You First.
Local Knowledge. Ontario-Wide Service. Personal Attention.
Whether you're purchasing your first home, renewing your mortgage, refinancing or exploring ways to make the most of your home's equity, having the right mortgage professional by your side can make all the difference. I'm Colin Shea, and I provide personalized mortgage advice to individuals and families throughout Ontario, with a strong focus on the communities from Cobourg to Kingston, including Northumberland County, Quinte and Prince Edward County. My approach is simple: understand your needs, take the time to explain your options and help you find a mortgage solution that fits your financial goals. I'll take care of the details and guide you through the process, so you can feel confident in your decisions. Whether you're just down the road or anywhere across Ontario, I'm here to help make your mortgage experience straightforward and stress-free. Let's Talk About Your Mortgage!
  • Mortgage Expertise & Advice
As a mortgage broker, I provide personalized mortgage advice and access to a range of lenders and mortgage products. Rather than being limited to one bank, I'll help you compare options and find a mortgage solution that aligns with your financial goals.
  • Save Time with One-Stop Shopping
Instead of contacting multiple banks and lenders yourself, I'll do the research and compare available mortgage options on your behalf. I'll simplify the process, save you time and help you make an informed decision.
  • Typically No Direct Cost to You
For most residential mortgage transactions, there is no direct fee charged to you. Mortgage brokers are typically compensated by the lender once your mortgage is completed. If any fees apply to your specific situation, I'll explain them upfront.
Why Choose Colin for Your Mortgage?

Personalized Mortgage Advice, Competitive Options & Local Understanding

I'll Negotiate on Your Behalf

Navigating mortgage rates, lenders and terms can be overwhelming. As your mortgage broker, I'll work on your behalf to explore lending options, leverage established lender relationships and negotiate competitive mortgage rates and terms that align with your financial goals.

More Options. Better Comparisons.

Getting approved by your bank doesn't mean you've explored every option. I work with a variety of lenders to compare mortgage rates, features and terms, helping you understand your choices and find a solution that best suits your needs. Whether you're in Cobourg, Belleville, Kingston or anywhere across Ontario, you can access personalized mortgage advice without visiting multiple banks.

Types of Mortgages

A fixed-rate mortgage gives you the security of an interest rate that stays the same throughout your mortgage term. This means your scheduled principal and interest payments remain predictable, making it easier to plan and budget.

Fixed-rate mortgage terms can range from 6 months to 10 years, depending on the lender. Many lenders also offer prepayment privileges, allowing you to pay down a portion of your mortgage each year without a penalty. If you pay off or refinance your mortgage before the term ends, penalties may apply. These are commonly calculated using three months' interest or an Interest Rate Differential (IRD), depending on your mortgage and lender.

A fixed-rate mortgage may be a good option if you value payment stability and prefer the certainty of knowing your interest rate.

A variable-rate mortgage has an interest rate that can change as the lender's prime rate changes. Variable rates are often offered at a discount or premium to prime, depending on market conditions and the lender.

Depending on the mortgage product, your regular payment may stay the same while the amount going toward principal and interest changes, or your payment may increase or decrease when rates change. Terms commonly range from 1 to 5 years.

A variable-rate mortgage may appeal to borrowers who are comfortable with interest rate fluctuations and want the flexibility of a rate that moves with the market.

An open mortgage offers greater flexibility, allowing you to make additional payments or pay off the mortgage in full without a traditional prepayment penalty during the open term.

This flexibility usually comes with a higher interest rate than a comparable closed mortgage. Open mortgages are often available with shorter terms and may be useful if you expect to sell your home, pay off your mortgage or make a large lump-sum payment in the near future.

A secured line of credit, often called a Home Equity Line of Credit (HELOC), allows you to borrow against the equity in your home. Once approved, you can access funds as needed, up to your approved credit limit.

Interest rates are usually variable and tied to the lender's prime rate. You typically pay interest on the amount you borrow, rather than the full available credit limit. A HELOC can provide flexibility for renovations, larger expenses or managing cash flow.

Depending on your financial situation and available home equity, you may be able to have a secured line of credit alongside your mortgage.

The Rates, Today
Because I work with a wide variety of lenders I can access competitive, lower-than-advertised interest rates. Check back often to see how these rates compare to average bank rates.
